    Not in our area….bay area..contra costa county!! To many buyers..cash..buyers… conventional….no home owner in their right mind would take a contingent offer when they have 20over asking that can close in two weeks….new home builders will Not take contingent either!! I have been to every builder in last two weeks…They laughed and said there are so many buyers out they don’t need contingent buyers….maybe you are selling real estate somewhere else?

      Yes Cindy you are absolutely correct. This does not work everywhere. We are in Placer County which is very highly impacted as well. A contingent offer does take strong relationships and disclosure in order for the other side to understand the complexity of the sale. There are definitely a plethora of buyers in all markets at this point. I’m sorry you are frustrated. Are you working with a Realtor? Have you discussed the opportunity of perhaps selling with a rent back? so you can stay in the home and have the strength of funds and non-contingency to purchase? As the seller of your current residence you have the power to request that of the purchaser of your home. That they allow you the option of 3-6 month rent back (optional on time), while you pursue another home? If there is any inventory at all, especially new build, you may be able to coordinate that effort. That may be another option for you? Just a thought… again I’m sorry you are frustrated, but believe it or not the fact that you currently own a home puts you a position of great strength. Use it. Please keep me posted.
