Roseville Realtor Jennifer Klein “JenKlein”, defines the term Days on Market.
There are a few different interpretations which may affect a home seller. So as you’re considering the sale of your Roseville or Rocklin home, make sure you refer back to the actual list date. The MLS currently reflects, Days on Market(D.O.M.) as the amount of time the home was available. However, if a home goes pending, then comes back on the market, their DOM reflects the amount of time the home is available to purchase. It does not necessarily reflect the entire amount of time the home is listed. Consecutive Days on Market (C.D.O.M.) is supposed to reflect, the entire amount of time a home is on the market, i.e. if it was a short sale, then foreclosed and came back on the market, CDOM would include all of the time it was on the market.
In my opinion, it’s very important to reflect the total amount of time it will take from the time the home is listed until the time the home actually closes. In my monthly real estate updates at Roseville Real Estate Scoop, I note actual days until sale, for your reference. How many mortgage payments will you have to make? how many times will you have to mow the lawn, pay the power bill, will those property taxes be due again? All of these “holding costs” are part of the sale and should be considered by a seller when they go to list the home.
