Often a seller is not fully briefed on the expectations and process of a Sacramento Short Sale. There are items within the sale of the home that must be maintained throughout the selling process. The structure and living space should be kept up and the seller’s expectations must be stated clearly upfront. Some things to consider include: payment of utilities, showing instructions, BPO schedules, and necessary documentation. Any warranty information should also be kept with the home. If there’s a leak in the roof during an inspection you can call for the repair at no cost to anyone, but only if the warranty information is available. If you, as the seller, decide to leave the home property vacant, you are still responsible for the home and you still must show up to the signing… it is still your responsibility.
All too often sellers think, “It’s not mine anymore, I don’t have to take care of It!” Deals are lost for neglect and outright vandalism of homes. The process can take 3 to 6 months from start to finish and the buyer expects to take ownership of the property in the same condition as when the offer was written. As the deal comes to a close, it is the buyer’s decision to accept the property in its current condition or not. Typically after six months the buyer is so anxious to take possession that they usually take it regardless of some changes in the state of the property. BUT, IT’S THEIR CHOICE!
